How long does a home inspection take?
A standard residential inspection takes 2.5 to 4 hours depending on home size and condition. Larger or older homes take longer. You receive your full written report within 24 hours.
How much does a home inspection cost?

Should I be present at the inspection?
Strongly recommended for the final 30-45 minutes. We walk through every finding in person, show you photos, and answer questions. Much more useful than reading the report alone.
How quickly do I get my report?
Within 24 hours of inspection completion. Most reports are delivered the same evening or the next morning.

What does a home inspection NOT cover?
A standard inspection is visual only. It does not include radon testing, sewer scope, mold sampling, lead paint, asbestos, or termite inspections — all available as separately-priced add-ons.
Do I need a sewer scope?
Strongly recommended on any home over 20 years old, especially in southern MN where cast-iron and original sewer laterals commonly fail. Camera inspection takes 30 minutes and prevents $5,000-$15,000 surprise bills.
Do I need a radon test?
All of our service area is in EPA Radon Zone 1 — the highest-risk zone. EPA recommends testing every home, regardless of age. Our 48-hour test is non-disruptive and reports clearly.
How far do you travel?
Our primary service area covers 20+ cities in southern Minnesota and northern Iowa, from Fairmont to Mankato to Worthington. We travel anywhere within roughly an hour of Fairmont. Distant addresses may incur a travel fee.
Are you licensed and insured?

What happens if my buyer cancels?
If you cancel before the inspector arrives on-site, no charge. If we have already arrived, a $50 trip fee applies. Rescheduling is always free.
