Attic Inspection
The attic is one of the most informative spaces in a home — insulation, ventilation, structure, moisture history, and pest evidence are all visible from above.
The attic is one of the most informative spaces in a home — insulation, ventilation, structure, moisture history, and pest evidence are all visible from above.
What we check on every attic inspection
- ✓Insulation type (fiberglass, cellulose, vermiculite, foam) and depth
- ✓Vapor barrier presence and condition
- ✓Attic ventilation: intake (soffit) and exhaust (ridge, gable)
- ✓Roof framing condition from below
- ✓Evidence of past roof leaks
- ✓Pest evidence (rodents, birds, wasps)
- ✓HVAC equipment in attic if present
- ✓Bath and kitchen vent termination (must vent to exterior, not attic)
Common defects we find
- Insufficient insulation depth (current code is R49 in MN attics)
- Vermiculite insulation (potential asbestos — recommend testing)
- Bath fans venting into attic instead of exterior
- Inadequate soffit ventilation contributing to ice damming
- Active or past rodent infestation
- Truss damage from improper modifications
Southern Minnesota considerations
Southern-MN attics frequently have inadequate insulation by current standards. Pre-1980 homes commonly have vermiculite, which may contain asbestos — we recommend testing before disturbing.
Common questions
How much insulation should I have?
Current Minnesota energy code requires R49 in attics (about 14 inches of fiberglass batts or 11-13 inches of blown cellulose). Older homes often have R19-R30 — significant under current standards.
What if I have vermiculite?
Vermiculite from the Libby, MT mine commonly contains asbestos. We recommend testing before any insulation disturbance. Adding insulation on top of vermiculite is generally acceptable — removing it is the issue.
