Quick Answer

Kitchen inspection covers appliances, plumbing, electrical, ventilation, and cabinet condition. Kitchens have more electrical and plumbing connections than any other room.

What we check on every kitchen inspection

  • Range and oven operation
  • Dishwasher operation and drain
  • Garbage disposal operation
  • Refrigerator (visual condition only)
  • Microwave (if built-in)
  • Sink plumbing, drain, supply, garbage disposal connection
  • GFCI outlet protection on counter outlets
  • Range hood ventilation
  • Cabinet condition under sink (water damage, mouse evidence)

Common defects we find

  • Missing GFCI on counter outlets
  • Failed wax ring at dishwasher discharge
  • Range hood venting into kitchen instead of exterior
  • Dishwasher with no air gap or high-loop
  • Sink under-cabinet with water damage
  • Garbage disposal with leaking flange

Southern Minnesota considerations

Older southern-MN kitchens often retain original 1960s-1970s appliances. Counter GFCI requirements were not in code until the 1990s, so most pre-1995 homes need GFCI added.

Common questions

Do you test the appliances?

Yes — range, oven, dishwasher, disposal, microwave, vent hood are all tested. Refrigerator is visual only because moving it can damage flooring or break water supply.

What about gas leaks?

We use a gas leak detector at all visible gas connections. Significant leaks are reported immediately and the gas valve is closed.
