What we check on every structural inspection
- ✓Foundation cracks, location and pattern
- ✓Foundation wall plumb and bowing
- ✓Beam and post condition in basement/crawlspace
- ✓Floor framing visible from basement
- ✓Roof framing visible from attic
- ✓Evidence of past or active settlement
- ✓Sill plate condition and termite/rot evidence
Common defects we find
- Hairline foundation cracks indicating settlement (commonly active in southern MN)
- Bowed foundation walls from clay-soil pressure
- Settled beam posts requiring shimming
- Sill plate rot from gutter discharge against foundation
- Improperly sized or supported beams in finished basements
Southern Minnesota considerations
Heavy clay soils in southern Minnesota cause more foundation movement than metro-area homes. Hairline cracks are common; bowing walls and active movement require a structural engineer for full evaluation.
Common questions
When do I need a structural engineer?
When we identify bowing walls, active movement, significant cracks (>1/4 inch), or any indicator of structural compromise. We will recommend an engineer in the report and explain why.
Are foundation cracks always serious?
No. Hairline cracks (under 1/16 inch) are extremely common and usually not structural. We document them with size and pattern so you know what is normal vs. concerning.
